What is an Asbestos Clearance Certificate?

 An Asbestos Clearance Certificate confirms that a residential area where asbestos has been removed is safe to re-enter and occupy.

It is issued after a:

  • Detailed visual inspection
     
  • Surface cleanliness check
     
  • Confirmation that no visible asbestos or asbestos dust remains
     

This certificate is commonly required by:

  • Homeowners
     
  • Builders
     
  • Real estate agents
     
  • Insurance companies

When is a Clearance Certificate Required?

 Under NSW regulations, a clearance certificate is required when:

  • More than 10m² of asbestos sheeting has been removed, and
     
  • The work was required to be performed by a Class B licensed asbestos removalist
     

This applies to most:

  • Bathroom renovations
     
  • Kitchen renovations
     
  • Roof sheet removals
     
  • Eave, wall and cladding removals

Residential Clearance Inspections Only

 Hunter Asbestos Services provides clearance inspections for residential properties only, including:

  • Houses
     
  • Units
     
  • Townhouses
     
  • Granny flats
     
  • Sheds and outbuildings
     

We do not provide:

  • Air monitoring
     
  • Commercial or industrial clearances
     
  • Friable asbestos clearances

Expert Asbestos Testing and Removal Services

Independent Clearance Only

 To maintain compliance and independence:

We do not issue clearance certificates for asbestos removal work performed by Hunter Asbestos Services or Norfolk Demolition.

We provide independent clearance inspections only for:


  • Builders
     
  • Other licensed asbestos removal contractors

What Our Clearance Includes

 Each clearance inspection includes:

✔ Full visual inspection of the removal area
✔ Assessment of dust, debris and residue
✔ Verification of cleaning and decontamination
✔ Confirmation the area is safe for re-occupation
✔ Formal written Clearance Certificate
✔ Digital copy supplied for records

Pricing

 Clearance Inspection & Certificate
From $440 + GST per site 


 

Payment Terms

All clearance inspections must be paid in advance prior to attendance.

Clearance certificates will not be issued until payment is received.


 

Failed Clearances & Re-Inspection Fees

If the area does not pass clearance due to:

  • Remaining asbestos debris
     
  • Inadequate clean-up
     
  • Contamination
     
  • Unsafe conditions
     

A re-inspection fee will apply once the site has been rectified.
